Entering cell site lease negotiations without even the foggiest idea of what’s going on is like trying to cross a busy intersection blindfolded. Whilst cell leases have been hyped considerably over the years with lofty promises being made to ‘well-placed’ property owners, it’s not always rainbows and unicorns.

First and foremost, know this. The first offer you get won’t always be the best offer. In fact, as the evidence suggest, it’s usually the worst. But why? Well, for a number of reasons, but I’ll only mention two very briefly.

Cell networks won’t always release this information but there are non-profit websites that distribute coverage maps. These depict the extent of network coverage in your area. Using the key provided you’ll know first hand what your property is really worth.

2. Demand

Prime locations always pay more. However, the more prime locations in the area the less the likelihood of you being able to negotiate a competitive contract successfully.
